WHAT MAKES US DIFFERENT
E&G has developed a tool that identifies for its owners how to maximize their return on investment. The 3-Tier Investment Analysis reviews the current debt, income and expenses as well as the future potential of the property by identifying the "Tier 1" or minimum repairs needed to return the property to rent/sale-ready condition, which we refer to as "The E&G Standard". We also identify our "Tier 2" and "Tier 3" recommendations which will include the cosmetic improvements that will maximize your return on additional invested improvement dollars with a correlating percentage return on those improvements as well as the increased blended return on investment. Following completion of this exercise, you will have a clear picture of what improvements can be made to the property, the ballpark cost for these improvements and the correlating value creation to both the rents and underlying real estate values.
E&G has proudly partnered with both local and (inter)national real estate developers in the emerging Build for Rent space. E&G works hand in hand with its clients and shares its collective knowledge of what prospective Tenants are attracted to when designing floor plans, selecting finishes, technologies, landscaping packages and community amenities. E&G will provide rental market underwriting studies throughout the development process and will research and provide feedback on the competing communities and how E&G's clients property can differentiate itself for the fastest lease up to the highest quality tenants while maximizing rental rates.
