Base Rental Application Approval Criteria (For property specific approval criteria, please refer to the Application Approval Criteria section on the rental listing @ www.eandgrealestate.com)

Our properties are smoke-free. Smoking on the Premises is prohibited.

Anyone living in the home over the age of 18 is required to fill out an application and pay for an application fee.

Please be prepared to pay the application fee as outlined in the property listing. E & G Real Estate Services reserves the right to process multiple applications at the same time. Once the application fee has been submitted, the application fee is NON-REFUNDABLE under any and all circumstances, including, but not limited to denied applications, partially received applications, multiple application competition, etc.

To complete this rental application, you must be prepared to provide:

  1. Income Verification -
    1-2 Adult applicants: Total gross monthly income is greater than 3 times the rent
    3 Adult applicants: Total gross monthly income is greater than 4 times the rent
    4+ Adult applicants: Total gross monthly income is greater than 5 times the rent
    Applicant(s) must provide documentation supporting stated income(s). Acceptable documentation are to be copies of 2 most recent paystubs, 2 most recent bank statements, and/or offer letter from employer on employer letter head with employer contact information for verification.
  2. Identity Verification - Valid government issued identification with picture ID required.
  3. Rental Verification - All applicants must have verifiable rental history for at least the last prior two (2) years. If applicants currently own their own Property, proof of ownership to be provided. Applicants must not have any evictions within the past 5 years.
  4. Credit Check – At least one tenant must have a minimum of a 640 credit score. Applicants may be denied if they have reports of bankruptcy, rental collections and/or judgments.
  5. Background Check - Applicants will be denied if they have convictions less than 15 years old involving violent crimes against people / property or distribution / manufacturing of drugs in any manner. Felony convictions of any drug related offenses (possession only) or alcohol related offenses in which no one was permanently injured or killed, will result in denial if less than 3 years old. All other felony convictions will result in denial if they are less than 10 years old. Applicants with outstanding warrants or crimes that are awaiting trial, will be automatically denied. Registered sex offenders will automatically be denied.


If prospective residents do not qualify on their own merits, a Lease Guarantor may be submitted. Please note that submitting a Lease Guarantor/Co-Signer that meets the criteria outlined below does not automatically qualify the application. It is up to each individual property owner whether or not they will consider a Guarantor to help a non-qualifying application become a qualifying application. Lease Guarantor Requirements:

  1. At least a 700 credit score
  2. Either proof of sufficient funds in the Guarantor's bank account for the entirety of the lease payments OR earn at least 4x the monthly rent. *In the event you are using the Guarantor’s income to qualify, the Owner may count the Guarantor's monthly income above 3x the monthly asking rent.


Exceptions: In the event a prospective Tenant does not have a SS #, they must have a Guarantor that has a SS # that has sufficient income to support the rent.

Once the application fee has been submitted, the application fee is NON-REFUNDABLE under and any all circumstances, including, but not limited to denied applications, partially received applications, multiple application competition, etc. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.


E&G's Minimum Standard of Rent-Ready Condition

We make every effort to provide you with a home in as clean and functional condition as possible. It is important to share that each property we manage is owned by individual landlords who have the discretion whether or not something shall be replaced or repaired. The minimum standard that we require of all of our clients is:

  • Professionally cleaned per E&G Cleaning Checklist
  • Landscaping is well-kept and maintained to community standards
  • Entire premises free of debris
  • Professional carpet cleaning or in the event flooring has experienced excessive wear and tear and/or is at the end of its lifespan it is replaced as needed.
  • Walls that have experienced excessive wear and tear will be repainted. Individual owners have discretion to repaint walls with normal wear and tear per E&G Painting Guidance
  • Repairs shall be completed to ensure home is fully functional as advertised
    (If your application is denied solely based on Owner's disapproval of your special repair or improvement requests, E&G reserves the right to refund your application fee)
