Research shows that owning your own home has distinct advantages over renting, especially when it comes to building your net worth and providing a stable environment for your family. If you're sitting on the wrong side of the white picket fence debating whether to rent or buy your next home, read our list of 10 reasons why owning a home is better than renting.
1. It’s cheaper than renting! Although your down payment may take a hit to your savings, owning a home is cheaper in the long term if you play your cards right. And all that money brings us to our next point.
2. Owning a home forces you to save and build equity. Your monthly payments are put towards equity that you can tap into for retirement, college expenses, etc., whereas rent just flies out the window.
3. Not only do you build equity, but you allow yourself the opportunity to build credit for more financial stability and better rates on the things you want.
4. Fixed mortgage rates don't go up, even if the cost of everything else does. Lock in a low monthly payment, and you've just taken a huge step in protecting your family against inflation.
5. You can customize and create your dream home. Owning a home provides you with the freedom to known down walls to create that open floor plan you’ve always wanted and pick out important features such as cabinets, countertops and backsplash!
6. No landlord can kick you out! Suppose your landlord decides to randomly sell the house you are living in. You may have no choice but to leave, putting you in an unexpected financial burden you could have avoided by owning. You will feel a sense of security in your own home.
7. You’ll have stronger social ties to your community. Have you ever wished you lived in one of those idyllic neighborhoods where you can borrow sugar from a neighbor? If you're constantly moving from rental to rental, you probably don't get to know your neighbors very well. Because most homeowners stay in their homes for longer periods of time, they're more likely to form relationships with their neighbors and are more invested in the community.
8.Do your neighbor's TV sitcoms frequently keep you up at night? How about the constant footsteps from your upstairs neighbors? As any renter can attest to, sharing walls with other tenants can be awkward and annoying. In a survey conducted by mortgage loan company Freddie Mac, 86% of renters agreed that owning a home would give them more privacy than they currently have.
9. You can have pets. According to an Apartments.com study, 72% of renters are pet owners, and two-thirds of them have had problems finding housing that accepts pets. An American Humane Society survey reveals that the number one reason that pet owners give up their pets is because of "moving.” So not only do you get to keep your current pets, but you can prevent overcrowding in shelters (and maybe adopt another!)
10. Homeowners can take tax deductions. The chief tax benefit of homeownership is the ability to deduct mortgage interest payments, but the perks don't stop there. Homeowners can also deduct eligible expenses (certain energy-efficient improvements, for example) and in some cases can avoid federal taxes on earnings from the sale of a home.
